Additions, Remodels and Garage Conversions

Additions & Exterior Modifications– Single Family Properties  

An addition or exterior modification to a single-family property typically requires only a building permit. When considering an addition or exterior modification to a single-family home it is essential that the following information is researched prior to submitting and application to the Building Division to decrease any potential complications or delays. 

What is the Property’s Zoning District? 
Use the San Benito County GIS and Zoning Map to determine your Zoning District. You will need to know your zoning district in order to determine setbacks, lot coverage, height, etc. Once the Zoning District is determined, review Hollister Municipal Code Section 17.04 to determine the building setbacks, maximum height, maximum building coverage, and other development standards.  

Is the Property Historic? 
Review the Historic Resources webpage to see if your property is a registered historic property or has the potential to be historic. [Link to Historic Resources Page] This may impact your project proposal.  

Is the Property in the Earthquake Fault Zone? 
To find out if your property is affected by the fault, please visit the California Department of Conservation website, here. If the property is within the fault zone and you are proposing an addition to the main unit, a seismic analysis to be prepared by a licensed geologist will need to be conducted in order to determine if the property is cleared for construction.  


Additions & Exterior Modifications – Multi-family Properties  

Additions and exterior modifications to an existing multi-family property will require an entitlement to be submitted to the Planning Division prior to submitting to the Building Division. Façade changes to existing multi-family structures where the changes are not visible from public rights of way require an Administrative Permit Review. Any façade changes that are visible from the public right of way and additions will require Site and Architectural Review subject to approval by the Planning Commission. When considering an addition or exterior modification to a multi-family property it is essential that the following information is researched prior to applying to the Planning Division to decrease any potential complications or delays.

Impact FeesIt is recommended that you determine if there are any requirements such as impact fees, encroachment permits, or utility service standards. For more information, contact the Engineering Division of the Public Works Department.


Fire Suppression It is recommended to contact the Fire Department to determine if fire suppression systems are required. Certain fire suppression systems can be required if the proposed floor area of the structure exceeds thresholds and/or if the property is in a Fire Hazard Zone.
