Density Bonus: State of California Density Bonus Law
The City of Hollister’s Density Bonus Ordinance can be found in Chapter 17.34 of the Hollister Municipal Code. This Chapter is intended to implement Section 65915 of the Government Code. The City offers density bonuses and incentives or concessions for development projects which offer all or a portion of any residential development as restricted to families making less than 120% of the Area Median Income (AMI) for San Benito County. Greater density bonuses and/or incentives are made
available to projects which offer a greater number or greater level of affordability within their project.
Inclusionary Housing Ordinance
The City of Hollister does not currently have an Inclusionary Housing Ordinance which would require new residential development to include a certain percentage of the development as restricted-income below-market-rate units.The City is in the process of developing an Inclusionary Housing Ordinance. Several outreach meetings as
well as public hearings on the draft ordinance have been held to discuss the topic. A timeline and links to recorded meetings can be found below.

Department of Housing and Community Development (HCD) Income Limits
The City of Hollister is located in San Benito County, which has a 2023 Area Median Income (AMI) of
